Norvell Cat Works performed the clearing, excavation, utilities and grading for the project. They were good people to work with.
Excavation is complete and ready for footer forming.
The forms for the footers are set. You can see this is a large home and the footers are spread out some distance.
Foundation and backfill are complete. We are now ready to begin framing the first floor.

You will notice the pony walls in the crawl space are framed low to allow the joists to be recessed into the foundation. This way, there will be no step to the outside or the garage. This is a perfect solution for wheelchair access.

We used plywood rather than OSB to improve shear values and reduce toxic emissions into the living area.
Here the framing is complete. First Choice Framing out of Post Falls are conscientious and skilled craftsmen and were a pleasure to work with.

Once again, it is important to note all the sheeting on the home, wall, roof and floor, is plywood - no OSB or other composite material. This gives the home greater structural integrity and fewer toxins to emit into the living area.

Next to the ditch is the pole building we erected for the Jacobsons earlier.

We were project managers on this job. The original budget did not include finishing the upstairs living areas. However, through careful management and active owner participation, we were able to complete the upstairs, add a generator backup electric power for the whole house and still be $6000.00 under the original budget.

We also built the Jacobsons a pole building garage. We did not take any completed photos. However, you can see a portion of the exterior above, in the photo of utility work.
