You want to build your own home, or maybe you have a remodel, or even a commercial or investment project in mind. You have some creative ideas, you want to save money and you have the desire to bring your project out of the ground and on to completion. This is good - to want to be a part of your dream, or your home. You are adventurous and willing to take risks.
Your banker may be telling you that you must have a builder lined up in order to qualify for your loan. Or, you may want a guiding hand to keep you out of trouble on this project. Nothing can mess up a dream faster than being responsible for a job gone bad!
But if you hire a contractor, doesn't that mean the job is now out of your control and the costs are going to be higher? Not if you contract with Idaho Contractor. We help you get through the tough parts of building and leave the creative stuff to you. It will be your project - we serve at your direction.
Here are the services we offer for a typical management project. These can be modified to fit your needs:
- We will help you find the right people to draw your plans and complete your engineering, if that has not yet been done.
- We will review the plans with you to make certain they will meet your needs within the budget you have to work with.
- We will set up your budget, working out the numbers to please you and the bank.
- We will submit your plans and engineering for permits.
- We will help you find subcontractors for each of the work units and vendors for material (the more work you do here, the more you will save).
- We will help you review bids and compare apples and oranges and help you choose contractors of good character.
- We will collect subcontractor licensing and insurance documents for your protection.
- We will manage subcontractor contracts that will assure they fulfill the intent of the work they bid.
- We will schedule subcontractors and materials, allowing reasonable time to get the work done while keeping it tight to meet your deadline.
- We will come out to the project site on a regular basis, usually once per week, to review subcontractor performance, material deliveries and quality control.
- We inspect the project for potential code issues to speed the inspection process.
- We meet with the inspectors, or help facilitate the process to keep your project on track.
- We will help you review invoices to assure that only work completed is billed and the billing amounts are correct.
- We will obtain lien waivers when the subcontractors have been paid.
- If disputes arise between the subcontractor or vendor and the client, we help to resolve the dispute and keep the building project on track. We never play the subcontractor against the client, our aim is to keep the job going smoothly and we will do everything within our power, to make this happen for you.
- We keep you posted with accurate email evaluations of the work so you will have a clear understanding of the status of the job and a tangible paper trail to document the process.
These are some of our services that will make it easier for you to build your project yourself and stay out of trouble in the process.
If you don't want to build for yourself and you are looking for a contractor to bid your project and hand you a turnkey job, we will do that for you as well.
