Here are the services we offer for a typical project management project. These can be modified to fit your needs:
- We draft a budget that will reflect the necessary and preferential costs to complete the project;
- We help you through the permitting process and/or submit applications and pick up permits;
- We have engineers available to bring your plans into conformity with municipal requirements, if needed;
- We help you obtain bids; you are also free to find contractors and vendors to bid on various work items and materials for your building;
- We help you sift through the bids and measure apples and oranges;
- We help you stay on budget (although, you are ultimately in control of this);
- We sign contracts with the contractors on your behalf and ours;
- We require they submit insurance certificates and proof of Workmen's Compensation Insurance;
- We handle all the scheduling for contractors and vendors, we make the phone calls if they don't show up;
- We usually walk through the project once or twice a week - or we have on-site supervision available;
- We inspect the work and materials of contractors to assure the work was performed according to contract;
- We check for code issues to help the work pass inspection the first time (cannot guarantee the work will pass the first time - it depends upon the inspector);
- We work with the inspectors and help you get through the inspection process;
- Before you pay bills, we check invoices for accuracy and conformance to contract and bid agreements;
- If disputes arise between the contractor or vendor and the client, we help to resolve the dispute and keep the building project on track;
- We keep you posted with accurate email evaluations of the work so you will have a clear understanding of the status of the job and a tangible paper to document the process;
- We submit our journal with each billing.
